DO YOU KNOW WHAT TO DO TO SUCCESSFULLY SELL YOUR HOME?

 

To sell your home without the assistance of a qualified real estate sales associate, you should be able to answer an unqualified "YES" to each of the questions below.  As you go through these items, remember that a professional real estate associate is skilled in every area:

 

PRICE:  Do you have sufficient data to price your property realistically?  Are you familiar with what comparable properties have sold for recently and what adjustments to those amounts you would need to make for your property?

LEGAL:  Can you draw proper contracts, recognize unreasonable contingencies, understand disclosure and agency relationships?  Would you be on sound legal ground if conflicts arose?

NEGOTIATIONS:  Can you handle the natural conflict of interest when working directly with a buyer, trying to protect your own interests versus your desire to accommodate his/hers?

MARKETING:  Do you have a complete understanding of real estate marketing and are you able to expose your property through the widest channels-- local, regional, and national?

FINANCIAL:  Do you have expert knowledge of the current mortgage situation: assumptions, buydowns, ARMS, secondary financing?

INCONVENIENCE:  Are you prepared to forego social or business plans for an extended period, as you must be available at all times?

SAFETY & SECURITY OF YOUR HOME:  Are you willing to have members of your household exposed to strangers?  The motive of casual lookers could be suspect!

 

Selling by owner can be difficult.  You basically have only three ways to attract buyers:

 

  • Classified Advertisements
  • Open Houses
  • "For Sale" Signs

 

Further more, buyers have only one motivating reason for wanting to work with an owner directly and that is to save money for them selves.  If your goal is to sell your house at the highest price in the shortest amount of time with the least inconvenience and net the most money, please call me, I will help.  The things I do for you:

Negotiate for You.  I know how to counter a low first offer or negotiate terms and adjustments.

Show Buyers How to Finance the Purchase.  Unless the buyers have their own agent, they may not know how to qualify for a loan or it may take too long.

Keep Buyers From Bothering You.  Most home owners have no idea of the time and effort needed to show their home and negotiate sales.
